Coronavirus has left both landlords and tenants in a predicament. While landlords seek to recover rent and keep occupancy rates high, tenants face financial difficulties and may be re-evaluating their need for or use of commercial or property space. These commercial decisions are difficult to make while we are still in a period of turbulence. Some sectors are thriving and looking to take on more commercial space.
During this webinar, the solicitors from Longmores will talk about the options available to both commercial tenants and commercial property owners.
John Wagstaffe will outline the current Government restrictions in place to protect tenants from forfeiture and the Commercial Rent Arrears (CRAR) scheme.
Helen Bunting will discuss where you can find flexibility in existing leases before a tenant makes the decision to reduce or end occupation. This will include an overview of Covid clauses, rent concessions and alternative rent structures that may be available. She will also cover the legal considerations when making alterations to facilitate distanced working practices and how to change the use of commercial premises.
Agata Marosz will provide a review of the methods available to terminate or transfer leases.
